Wayne County Property Records Terms of Use

These terms apply when you visit or use Wayne County Property Records, a privately operated guide to deed, assessment, tax, and parcel resources for Wayne County, West Virginia. Please do not use the site if you do not agree to these conditions.

1. A Private Wayne County Records Guide

This website is an independent reference to public property-record sources for Wayne County. It explains how to find recorded deeds, tax accounts, assessment information, and parcel maps, but it does not host official records and is not affiliated with a county, town, court, recorder, or assessor.

2. Permitted and Prohibited Uses

Use this site and information reached through it only for lawful purposes. You must not:

  • Use property or owner information to stalk, threaten, harass, or harm anyone
  • Commit deed fraud, identity theft, or another unlawful act
  • Use site material for a decision governed by the FCRA, including credit, employment, tenant, or insurance eligibility
  • Systematically scrape, reproduce, or republish substantial site content
  • Disrupt site operation or attempt to defeat its security

3. No Consumer Reports or FCRA Decisions

Wayne County Property Records is not a consumer reporting agency under the Fair Credit Reporting Act, 15 U.S.C. § 1681 et seq. This site's material and results from linked tools are not consumer reports. Do not use them to decide eligibility for credit, employment, housing, insurance, or another purpose regulated by that statute.

4. No Title Opinion, Survey, or Legal Advice

Finding a deed or parcel outline online does not establish marketable title or fix a boundary. A title professional, licensed surveyor, or attorney must provide the specialized examination or advice that a reference site cannot supply.

5. Third-Party Portals and Services

County and state portals and outside search providers operate under their own terms. We do not control their content, service interruptions, charges, or data practices. Review their rules before submitting information or relying on an output.

6. Availability and Information Warranty

The site is supplied on an “as is” and “as available” basis. We make no warranty that a page, contact detail, portal link, or record summary is accurate, complete, current, uninterrupted, or fit for a particular purpose.

7. Limits on Responsibility

To the fullest extent permitted by law, the site operators are not responsible for direct, indirect, incidental, consequential, or special losses arising from use of this site or an external resource, including action taken after reviewing a record or summary.

8. Responsibility for Misuse

You agree to protect the site operators from claims, demands, and reasonable legal costs arising from your unlawful use of the site or breach of these terms.

9. Site Content and Reuse

Original text, visual design, logo, and page layout belong to the site operators or their licensors. You may link to a page and quote a short passage with attribution. Republishing complete pages or copying the site in bulk is not allowed.

10. Revisions

We may revise these terms by publishing an updated version on this page. The posted text applies from that point forward.

11. West Virginia Law and Public Records

West Virginia law governs these terms, without regard to conflict-of-law rules. A request for a public record held by a government custodian is governed by the West Virginia Freedom of Information Act, W. Va. Code § 29B-1-1 et seq., and should be sent to that custodian. This private site is not the public office that receives or fulfills such a request.

12. Severability

If a court finds one provision unenforceable, the remaining provisions continue to apply to the extent the law permits.

13. Contact

Questions about these conditions may be sent through the Wayne County Property Records contact page.
